Josh,

I have been a sometime rehabber, part time landlord in NJ for over 25 years. I am looking to slowly retire from my job as a pharmacist and ramp up my real estate investing. I am looking at 1-2 family rehab properties in Northern NJ and down the Shore. I plan to fix and flip some and hold some installing tenants for long term gain/cash flow.

Smitty- Your combo approach is what I preach also. Flip if you need to or want to, but buy and hold will help you big time in the long run.
