Greetings from Eugene, OR

Hello all...thanks for letting me join. Currently a small time investor. Properties in Idaho and Louisiana. Starting to like and understand "cash flow" homes. Looking for a new area to invest..(don't like having all my eggs..(houses) in one basket). Any ideas would be great...small homes, duplexes, tri and quad.

Indianapolis is a great market!

You might also want to do some research on Kansas City and Memphis.

Harrison, thanks for the area tips. I will be looking into them.

Dan: I have been investing in properties since I picked up my first duplex in 1982. Long time ago. I don't invest full time, but my goal is to have enough passive income flowing to not worry about my 9 to 5. I am getting there..but need develop a plan and then work it with more focus.

As for the long distance, it works for me. Besides the choice of area and desired property, I spend time interviewing property management companies. I keep up with them and hold them to their word and committment. I have been known to fire a couple of companies who were not looking out for my best interest as promised.

I am thoroughly enjoy this site and look forward to sharing my two-cents... :cool:

Hi Dick, Marcus and Jim...Thanks for the welcome and the information.

In the early 1980's I picked up my first duplex for $50k. The market was depressed in Oregon, but the realtor was embarresed to put my offer in...but did anyways. It was a good time for investing. I feel like it is a good time now, as well, as long as I pick the correct area, the right price and condition of the unit(s).

This is a great site, full of wonderful conversations, sharing, networking, ideas and perspective.

Welcome to BP. I owned properties in your area back in early 80's. I was in Curtin!! Up in the hills. There are some EXCELLENT areas in different parts of the country. I'm partial to So. Texas. Less rain than Duckville!! Welcome again.
p.s. I bought my first duplex in 1972 in S. Cal for $24,900!!! Those were the days.
