Hello from Sacramento, CA!

So far I've tried to flip two properties and lost hundreds of thousands of dollars. I've made so many mistakes that there can't possibly be many more for me to make, so I'm destined for success soon.

I'm very excited to have happened upon this site, because I have such a passion for real estate and I'm thrilled to find other people who are into it, too.

I've been looking for a mentor in the greater Sacramento, CA area (I'm willing to do all the work, split the profits, and pay tuition), so I'm hoping maybe this site will lead me to someone who can lead me to one.

Thanks for letting me join all of you! I'm looking forward to learning and developing friendships.

Welcome to BP Trudy.

Flipping properties isn't as easy as those shows on TV make it out to be. Sorry to hear about your unsuccessful flips but if you stick around here and learn from the experts you might get more knowledge on how to do it right and if you want to go back into flipping you will be more knowledgeable and won't make any more mistakes.

Hi Trudy!

I am sorry to hear that you are losing money.

Although there are folks making money in our area right now... flipping homes can be tricky here in Sacramento.

Don't feel bad though... I have seen professionals lose their shorts in this market trying to flip homes. These are investors who have been doing this for years as their full time employment.

The safer investment in our area right now (in my opinion) is long term rentals. With the home values continuing to decline cash.... flow is possible!

I would recommend attending some of the area real estate investment clubs so that you can network with other folks in our area who are investing in real estate.

Hi Trudi,
I am definetely no expert in the Sacramento market, but I would like to invest there. It seems most properties have dropped 50% and it makes sense to buy and hold for passive income. So if you have any property with good rental possibility I am a buyer, light fixers are OK. I am checking out stuff I found on the MLS and I am starting to see some multiple offers; now might be a better time to do your flips. Investors like me are looking for deals.

Hi Trudi,

I amn't familiar with Sacramento market.but I know that some of my cutomers in Chicago has good business.They mainly do brand house.if have chances,I will introduce them to you.
