I would bet that if you started a new topic based upon your experiences as to how and why banks seem to be "holding" properties instead of listing them it would make a great discussion.
Why it takes the time it takes from auction to listing.
And why it seems that banks will not deal with the public even though it seems that it would be to their financial advantage to do so.

This has been somewhat discussed before, but an insiders view could be interesting!
