sub2 question

Hello everyone I have a few questions for the people who use sub2 financing. When you locate a prospective property do you want to make sure that your locking up the property 70% LTV?

Also has anyone locked a house up with sub2, then used a lease option to make money up front?

P.S. I'm not sure if what I just mentioned is legal so hopefully someone can clarify it for me. Thanks alot.
