I am a mobile home dealer that wholesales a lot of homes in MI, IN, OH, Il and WI. We are always looking for quality single wide homes that are 1990 or later model. Mobile home are easy to find and the process is quick! I need someone with a car and a digital camera that can follow directions and has a desire to make $1,000 pr. mobile you find that we buy. I primarily look for units in Michigan but, would not hesitate to travel a little farther if we could look at 5 or 6 units at a time. We are still looking for quality bird dogs. I am buying 3 to 7 mobiles a week!!!! We buy 1990 or later model single wide mobile homes that are 3 br, vinyl/shingle. We pay up to $8,000 for clean, late model homes and will pay up to a $1,000 bird dog fee. This is easy money if you know how to get the work out and negotiate with home sellers that want to sell in a tight market.

The best ones are the vacant FSBO'S. Second best are the FSBO's. The best way to find these is to drive the speed bumps of mobile home parks looking for signs in the windows. Secondly is the local paper, CL, Penny Saver and other free advertisements. I also like to put up little flyers at the parks and near by places of business stating WE Buy Mobile Homes for CASH! Driving the speed bumps and calling on the FSBO's is by far my favorite way to go. All you need is a digital camera, GPS and the ability to talk. These are mobile homes-this is not rocket science!!!!!

You are a ways away from me and the deals do not seem to be as good in Wi as what we can find here in Michigan but, I am always looking for mobile homes at the right prices. We prefer 1990 or later model, 3 br vinyl shingle homes. I am going to try to paste our standard intake info for these below.
Quality Bird Dogs will fill out the info sheet completely and take at least 5 pictures of the home. They also need to negotiate the price on the mobiles down as low as possible. Again-I am in need of some homes, so go get em BIRD DOGS!!!!!

No Edie-we buy notes but, only performing notes and not any that are in foreclosure. We DO work with Bird Dogs from all over the US in regards to performing real estate notes. We buy mobile home homes in the Mid West and Great Lakes States!

Right now I would actually consider buying non performing loans secured by mobile homes in parks in the Mid West / Great Lakes States, Ky and and SE Florida only.
I need mobile homes folks! They are getting harder to find in my area lately and I will pay up to $1,000 for every home you can find me or $500 for every non performing note. The key is that they have to be great deals. You have to actually do some negotiating to EARN your keep. You need a car, digital camera, e-mail address and a brain!!! Don't bother if you do not posses these qualities :)= We take a maximum of 30 days to close. If you get a pipeline of these going you can make some HUGE money this Summer. I am fair and easy to work with!!!
1.) I need 3 bed room, vinyl/shingle, single wide mobile homes.
2.) We do not buy mobile homes that have expandos or additions other than awnings.
3.) We prefer homes that are 1990 or later model that need zero to little rehab.
4.) We will be moving every home we buy at our cost to our locations.
5.) We generally give the seller a $500 deposit and close the purchase with in 30 days with no contingencies other than a quick walk through. That's right-you get paid with in 30 days!!!
I have done several transactions with members of the Bigger Pockets Community but, I have not been able to find nearly as many mobile homes or mobile home "Bird Dogs" here as I would have thought.
I am a serious player in this arena at the moment and in need of some quality help that has the ability to understand my program. So far I have only been able to buy one mobile home as a result of this post. I have been contacted by a number of folks looking to get involved and have bought and sold more than I can remember since I first put up this post. I will pay a min of $1,000 for every mobile home I can buy as a result of this post until further notice.

I take that back: I have only sold one home that a member of this board has secured for me so far but, I have had a few folks bounce into this forum as a result of a web search such as Google and Bing that have contacted me to sell homes off board. That is a true testament to the power and influence of the BP network.
I am amazed at the connections I have made and the business I have been able to generate here in our Real Estate Note Ventures. I am surprised that I have not been able to find the perfect "Bird Dogs" to go out there and find me some mobile homes here. How can I help make this easier for anyone?
