I live in Toms River New jersey, can someone tell me where in new jersey sould i to work to find motivated sellers?

Ok you live in Toms River, awesome I am from Lacey. How far are you willing to go as far as milege.

I will give you a couple of places. Whatever you do stay away from South Toms River and Beachwood. I am going to take you south because that is the best investment properties and deals you will find.

Bayville will work for you too
Forked River has a good chunck of rentals go more toward Forked River Beach.
Waretown lots of rentals

Barnegat in Settlers Landing - gpo toward the condos mostly renters easy to flip and sometimes thrashed from tenants

Ocean Acres in Barnegat and Manahawkin
Mayetta towards Tucketon
Tuckerton Beach
Little Egg Harbour/ Mystic Islands - Tavisstock, Tall Timbers

I only know because these are the hottest areas near Toms River I did Real Estate there for years and grew up there.
