pre-foreclosure lists

Can anyone tell me the best source for regular preforeclosure lists (outside of the courthouse)? I'm looking for preforeclosures in DC, so not foreclosed homes or auctions. There are so many, so I have no idea what's legit and what's even any good.

Go to your local REIA and ask around. There are local companies in many locations that are probably your best bet. We have one in the Denver area that covers about 10 counties, and gets the data out very quickly after its released by the counties.

Dan, DC probably has a financial newspaper where the loans in the process of foreclosure are advertised by the County. Those, at least in my area, are ones that are at least 5-6 payments behind, and the sheriffs sale is coming up in the next month. Sometimes a good time to get involved, because the owners are past the denial stage by then one hopes. :roll: Of course, they may have been contacted by alot of other investors by then. Court House records or Town's website. That has worked for me.

I have found that with foreclosure lists its best if you can get them from a closing attorney...one of my associates was actually able to network with a closing attorney after doing a few shortsales with him. I myself am working on doing that for my firm

30 60 90 day Mortgage lates are good, I dont market to NOD/NOTS lists because everyone & their mother is marketing to that list. I also find CH13 Bankruptcy are the best response rate. I get about 16% on avg on BK lists. I also do Probate list which for me is on avg 35% which you work with less "distressed" owners & deal with less risk in lawsuits

Arnold -- what is NOD/NOTS list? Also, where are you finding mortgage lates and bankruptcies. I don't want you to give away your trade secrets, but these don't seem to be available from the county courthouse.

NOD - Notice of demand. The notice a lender files when they've had enough of your late payments and wants to start the foreclosure process. Goes by various names in different states. Lis Pendens in some places. NED here, Notice of Election and Demand.

I've heard you can buy mortgage late lists from the credit bureaus, but haven't tried that.

I've heard you can buy mortgage late lists from the credit bureaus, but haven't tried that.

There are several companies that I have found that broker these lists. I use a company that provides lists that seem pretty good (as measured by response rates), but it gets pretty expensive.

And, to Arnold's point, there is a lot of competition with these lists.

Buy some lists and do letter campaigns to them...or better yet...have someone do it for you turn-key.

We got ours straight from http://www.gettheperson.com/prenods They get them straight from Equifax and you can filter the leads with any criteria you want. Also some of the cheapest I found around.

Honestly I would stick with foreclosure list pre-foreclosures usually are a waste of time at this point in the real estate cycle.

I would recommend purchasing a pre-nod list, they come from the credit bureaus and you can go from there. Look around on the forums for some of these list brokers.

Make sure you filter your leads to property owners with only ONE mortgage holder. This will dramatically increase smoother short sale deals. More than one mortgage is like a divorce, one mortgage holder wants more while the other drags their feet. This is the secret...
