I was talking with Mike the other day and he had used the term 'credibility kit' which I hadn't taken notice of until now. It got me thinking about the what, when, where, and whys of the credibility kit.

Are any of you familiar with this idea and have any experience putting together and using credibility kits? I'm basically working on one from scratch and my loose interpretation of its meaning right now...

I believe it was something that Robyn Thompson had made mention of at some of her seminars awhile back as something of a leave behind.

Purpose was to qualify yourself above others that your services are credible or maybe more credible than others. This is where it gets fuzzy to me, what it actually entails, otherwise I think it might just be a needed tone in your marketing...

*Live update* Just found mention of it in Scott Risters course, nothing very detailed but his take is having some testimonials on hand.

we use one,

What it is a leave behind. because there are so many negative impressions that scabs leave in our industry, we created a beautiful package.

It it is our business statement, copies of the registration from the Sec of State from the 3 states we work in (Instant credibility), photos of projects, phone numbers of attorneys that they can call, and testimonials of previous sellers with phone numbers.

We will also mail one to the seller if the appointment is more than 2 days out, so that when we show up, we can get beyond some of the who we are stage.

Since we implemented this a year ago, I can attribute 2 purchases to it, the sellers did verify info, did call sellers etc.

It makes us stand apart from all the other "I Buy Houses Guys"

I suppose the 85K that we made was worth it...

If anyone wants one mailed to them.. that can be arranged, just let me know.

What goes into your credibility kit depends on who your trying to prove your credibility to.

Buyers - sellers - and what kind of each? Or someone else completely.

The biggest part of your kit - no matter who it is - is you.

How you talk - how you listen - how you look/dress - how your voice mail sounds - how you type your emails (grammar / spelling etc) - are you above their heads - are you explaining things at their level and making them feel good or like children? - and on and on and on.

First off, I agree with everyone in this thread, that nothing replaces being a credible person. That is number one!

I had one guy who was soliciting a partnership, send me his (it looks like it was older and solicited investors). I actually think it was quite powerful.

It was 26 pages and had:

Table of Contents

Executive Summary
Basically that he is soliciting first trust deed investors for one-to-four units (explained in 3 to 4 paragraphs)

His Background
Previous work experience, etc

Transaction Flow Chart
Basically sums up the buying and selling process, and what he does with the money.

Spreadsheet of the 18 houses he bought showed address, purchase date, purchase price, sales date, sales price and holding days.

About 6 pages of purchase and sales escrow closing statements.

About 6 pages of before and after pictures.

Newspaper article that featured his company.

Credit Profile with his credit scores.

Letter of Credit from Bank (showing all accounts are in good standing)

Copy Real Estate License

I think you'd have to pick your audience, but it sure seems to legitimize a person/company. I really don't think it will sell itself, but I don't know how it would ever hurt to provide it to a buyer.

That sounds like a great package Tony. I especially like the idea of having a previous seller's phone number.

I would be interested in taking a look at it. :)

Credibility packages sounds like a good idea, but I haven't had many sellers question that I can do what I say.

I guess it's all about how you present yourself and how you have everything set up. If you have all the cool technology and the other twist a credibility pack might push a some what motivated seller.

However the whole idea is to deal with motivated sellers. If the seller isn't motivated then move to the next one. There are too many to try to hammer one down.

I believe that if you know what you are talking about and can relay the message effectively then you have proven your credibility.

I am pro credibility kit. I fail to see a single downside. I'm assuming you are trying a one call close. A credibility kit can only help. If it's not a one call close and you have to come back or whatever, a credibility kit can only help.

after giving this topic more thought a credibility kit is for an investor that wants to acquire a real estate agent to generate leads.

Most agents questions an investors credibility and with them a kit is almost necessary. Especially if you want them to hand over short sale leads.

Dealing with homeowners a kit isn't really important since your marketing and systems should speak professionalism for you.

My systems automatically build credibility for me.

I agree, I have a stack of folders sitting in my copy room waiting for me to put together for leave behinds, and I never get to it. I guess it is because I never get questioned when I am in a house.

I do have a funny story though. When I started, I was pretty freaking young, and I looked a lot younger than I was, so I was super paranoid that no one would deal with me. I would consider trying to put baby powder in my hair to look like I had some gray so I looked older, but never pulled the trigger! LOL!

Now onto some advice. The biggest things you can put in your kit if you want one to leave behind is the following.
1. BBB membership
2. Trifold that was professionally designed and printed describing your services
3. testimonials of past customers saying nice things about you.
4. Copy of your business card, with hopefully a phyical address shoing you can be found, and not just a P.O. box.
5. Example of your paperwork that you use.

This is just a few things, but you would be amazed how it will help if you are new! Good luck! :mrgreen:

Within the next two weeks I am planning on finishing my credibility kit. Is anyone willing to send me theirs? When I finish mine I will be happy to send what I put together back.

I think it should be a win-win as most of us aren't competitors.
