First off, I agree with everyone in this thread, that nothing replaces being a credible person. That is number one!
I had one guy who was soliciting a partnership, send me his (it looks like it was older and solicited investors). I actually think it was quite powerful.
It was 26 pages and had:

Executive Summary
Basically that he is soliciting first trust deed investors for one-to-four units (explained in 3 to 4 paragraphs)
His Background
Previous work experience, etc
Transaction Flow Chart
Basically sums up the buying and selling process, and what he does with the money.
Spreadsheet of the 18 houses he bought showed address, purchase date, purchase price, sales date, sales price and holding days.
About 6 pages of purchase and sales escrow closing statements.
About 6 pages of before and after pictures.
Newspaper article that featured his company.
Credit Profile with his credit scores.
Letter of Credit from Bank (showing all accounts are in good standing)
Copy Real Estate License
I think you'd have to pick your audience, but it sure seems to legitimize a person/company. I really don't think it will sell itself, but I don't know how it would ever hurt to provide it to a buyer.
