Hi guys, I was wondering if anyone has tips other than looking for paid off loans at the county courthouse OR using the MLS for finding homes that people want to seller finance out OR that they OWN outright. So far, I have heard of county courthouse records, MLS, calling rental signs, and old folks homes. Any other tips, advice, good places to advertise that you buy homes? Thanks!

I've had good luck with networking, talking to people, who know people who need to sell their homes. I bet you know someone who knows someone who's going through a divorce, or has recently had a property willed to them. Tell everyone you know what you are trying to do.

I have also bought property this way off the MLS, even though it wasn't listed for sale as a possible owner finance. I offered the full listing price and paid a decent down payment though, so make sure the numbers still work if you have to offer full price.

You can buy a list from information providers such as www.melissadata.com or www.wehavehomeleads.com and send postcards to owners with equity within a selected zip code.
