Who has somewhat perfected the process of marketing to divorce cases? After getting good at probates, we wanted to move in a new direction and add a marketing campaign to divorce cases, as far as I can tell it begins with the filing of the petition which seems like the first best time to get the contact info for the seller, but then again I could be totally wrong.
Just trying to get a clear picture of the A to Z process and what to look for and what to avoid. Also, if anyone has a marketing piece for divorce cases they wouldn't mind sharing that would be awesome. Thanks for the help!!

In all seriousness as a divorcee I wished an investor would have approached me to unload that house that was holding me up in the divorce and racking up more legal bills. Can't finish the divorce and move on until the house is sold. There is definitely something noble in helping people end this dark moment of their life and move on to their future free of the drama of a belligerent hag of a spouse (hypothetically speaking).
I don't do this as a business model but I can offer what I know about the inside baseball of a highly motivated divorce house sale. Have your crap together and be ready to close fast. People facing divorce always call up their buddies who went through it and prep clean, simple proposal paperwork for one party to to get into first their attorney's hands and then in the hands of the attorneys on both sides. One spouse may be a belligerent hag (hypothetically speaking) who will not listen to a shred of reason so you will need to get this into the hands of attorneys who will see the dollar signs rather than their own personal drama queen moments. The attorneys influence this heavily and are counting on the house sale to pay their legal fees. Make sure to break down costs of listing it with a Realtor IF they get an offer on the open market and be sure to reiterate your solid offer before they even have to bother listing it. One belligerent hag of a spouse (hypothetically speaking) may insist on it being listed. Be prepared for that. Eventually the attorney will push it on the basis of getting paid.

As I have done more research on the topic, i've discovered that the ones you want to go after are the uncontested cases probably. Where the parties somewhat agree to an extent, and just want to move on. Another good benefit from an investors perspective is that often times the process of this is relatively fast (less than 90 days) in many states.
I'd check the records to make sure there is enough equity for everyone's win - so that both spouses get a couple of dollars and some money is left for you as an investor.
You might also want to put them onto drip campaign and mail every now and then.
If divorce records show addresses of both spouses (I assume most of spouses are separated by now), make sure you mail to both.
Be prepared though that one spouse might be ready to sell, and the other one will refuse (for whatever reason).
