Where to get 30-60-90 lists?

Can anyone point me to sources of lists of folks who are late on their mortgages?

There are many list companies that do this.  The best ones are the ones that monitor credit scores for sourcing deals because those lists beat the other ones for speed...if you are fishing from the same pond as every other investor you will have too much competition to get quality deal flow.

something I learned from 30-60-90 lists and even newly filed foreclosures at the county clerk's is that you really need to follow up, otherwise you just throw your money away.

what i discovered was that the mindset is "this really isn't happening to me, i'm going to stick my head in the sand and hope for a miracle."

you will definitely have an advantage over other investors if you target these lists to give them ways to solve their problems that may not include selling to you during the first two-three points of contact, so that when they get to a point where reality sets in, of all the investors that have been contacting them, you will have a higher trust rating and a higher probability of making a deal because you provided ideas that could be their miracles.

I agree with Bryan, you should look for a list company that gets their info directly from the credit bureaus and make sure to get 60 day lates

Thanks, guys! Any tips for determining if a company really monitors credit scores? I suspect if I ask 10 companies if they do this, nine will reply yes, they do, even if they don't.
