Michael Quarles

I like messing with these jokers. If you have his phone number, a fun thing to do is post a fake free ad on Craigslist. I do this with prospective tenants that pull a no show/no call.

Free 1998 Ford Windstar
High miles
Some rust
Burns a little oil
Free to the first nice person that calls xxx-xxx-xxxx

After about 20 minutes, I like to call and inquire about the free van and hear them scream that it's a fake ad.

Good times.

Since Michael has a toll-free line, he sees the number anyway, whether they mention it or not.

Personally that's frightening. What is your course of action/thoughts on this Michael?

I think calling them back would be a waste of time although mimicking them would be fun...

So the only action I plan to take is sharing this with you all.

As for frightening... Being poor is frightening everything else is a walk uphill.

    Chris,

I find the clip freaking hilarious. In the SFBA, they just call us and request to be removed from the mailing list. We just calmly reply. "Yes, we're more than happy to that. What's your mailing address?"

Now we have their name and mailing address, we will evaluate their situation based on the NOD info. Then we would send them a personalized letter with a different agent's name in our office. They tend to cool off after they received a whole bunch of soliciting mails from other realtors. That's how you work it.

Michael Quarles, Thanks a lot for sharing that clip. That's classic.

Have you called the police about a potential crime (although there isn't any indication which is justified on this call).

I remember calling regarding a unit I had where the carpet was pulled away from the tack strip on a vacant unit I owned thinking someone was tring to steal it. They said call after someone stole my carpet.

I called back the next day

Michael Quarles Are you ever worried one of these lunatics will schedule an "appointment" with you to show the house. Only to conspire and do something dreadful once you get there, like have a bunch of gang members or friends hog tie you?

  • Flipper/Rehabber · Bakersfield, CA · Member since 2008 · 3k+ posts · 3k+ votes

    No.

Certainly we must be aware that idiots are alive and dreaming up the next catastrophe however of all of the thousands of appointments I've been on to buy houses only once did I question..

That deal turned into a great payday.

Heck walking into a bar at night gives you more to concern yourself with.

It does help a little that I can beat some butt if I need too.

However people who are concerned should never go alone. Hell unfortunately people get raped every year meeting potential prospects.

    Michael,

Are you targeting distressed sellers, absentee sellers, or was that just regular farming? That guy definitely sounded like a distressed seller, but was not very motivated. :)

As disturbing as that soundbite, the caller managed to squeeze so many eff words in 20 seconds that it's funny. I always go on listing appointments with my female partner. Many times, the male prospects say "I see you brought with you a bodyguard." It's just the nature of the RE business.

I too did not think that many f-bombs could be put together in 20 seconds and get a point across, but this guy proved it could be done...

This guy got a little letter in the mail and somehow he thinks this is cause for murder. If you haven't noticed, guys like this tend to downsize their residence, moving into a small 6X10 room, and we don't target that type of real estate. (Come to think of it, maybe you could sell these types of leads of to a bail bondsman?) Actually, instead of a letter you should have sent him a dictionary. I wonder if he knows that there are other words to use? He seems to circle around the same one with incredible fixation. I've heard of dropping the F-bomb, but this guy has learned how to carpet F-bomb.

Hey, at least he's not a real estate investor. There would be "I FUC*ING BUY HOUSES" signs everywhere, and his greatest one-liner sales pitch would be "Sell me your effin' house now or I'll shoot you in the effin' head." : ) Come on... you gotta laugh

Unfortunately, Samantha M., it happens more than you think. I remember going through new agent training...they really hammered home the security measures you need to be cognizant of. I have heard of several stories about real estate agents that have been raped, and some murdered while doing their job. Also remember a story about a female appraiser that was murdered. My best friends mom was a high-powered broker in the Lake Tahoe area, and one of her colleagues was murdered while showing a house after dark.

Not so gentle reminders, I'm afraid.

So...I guess that answers my question posed in another thread about putting your cell phone # on your yellow letter material. Thanks for sharing Michael Quarles.

Not a good idea. You could literally get someone killed. Showing up to the house (or calling from their home phone) because they desperately need a van to get to work.
