each state is different You must find what you need in your state.
You'll write a purchase contract with the seller. Give that to a title company (or attorney, if that's how it works in your area), and they will get you through the rest of the process. That's the safest way to be sure nothing is overlooked and all the right paperwork gets recorded.
You don't need to have a realtor involved.
You would need to have a purchase contract with the seller like Wheatie said above, for your specific state get with other investors at a local REIA meeting to see what they use and put in their contracts or go to a RE lawyer.
And again Wheatie's got it, once you have the property under contract find a reputable title company, preferably one that works with investors and they can guide you through the rest!
1) Locate a FSBO
2) Negotiate a deal with the seller, with 20 % or more discount
3) Sign contract including clauses that allow you to show the house. Also have seller sign investor's disclosure notice.
