What are you trying to analyze? You need to know your market, what price could a property be sold for? How much will it take to repair it? What are investors willing to pay as a percentage? You don't need software to figure that out.

I know how to run numbers or properties, I was just looking for a quick way to nail out an estimate while i was on the phone with a potential seller.
I guess using a calculator and quick logic would be just as easy.

I have rehabbed a number of properties over the past few years. At one stage I was doing 15 props a month. we use MyPropFolio to do our property analysis online.
This is my company so I am being biased but with in seconds, it will calculate your required purchase price based on profit for a flip as well as if you want to do a cash flow analysis for a buy & hold.

Here is a link to an Excel spreadsheet I use after a deal has passed the "back of the envelope" test. I'll print it out and use it when I visit the bank for financing. It's not for calculating rehab cost, but for calculating cash flow on proposed purchases. You might be able to tweak/revise it to do what you need. Anyway, it's free to use. So if it doesn't work, at least you haven't wasted any money.
