Short sale

360000 loan on this property on the 1st loan. no 2nd . Listing agent list for 185000 for short sale. Comp- 185000 sold across the street from this house. 3/2 2200sf home. with dent and family room and living room. Is this a good short sale? I am in Lake Elsinore, CA. Any advise would be appreciate it.
