Hi everyone! Ok, say I wanted to get started in wholesaling yesterday, and am just seriously looking to get just one deal under my belt as soon as possible, for both cash and credibility. What would be the one, single course, book, cd, etc that anyone can recommend to teach me every last thing I would need to know to get running out the gate when I finish it? Something affordable is best, but I'll take any advice that the good folks here will give. Thanks! :cool:

I have heard that Vena Jones-Cox has a great wholesaling course. Search for the Real Estate Goddess. I think she has beginner and advanced courses. I have seen them on Ebay before for pretty cheap, and all the reviews I have read have been very good.

I don't want to advertise other sites and get this removed, but there are podcasts of some of her teleseminars if you want to get a preview of what she does.

Thanks Dan, I really appreciate the feedback. I feel like I'm just kind of floating in a vast ocean of information at the moment. I know way more about wholesaling now than I ever did before, but I don't feel I know enough. I've got the info paralysis :D I'll be sure to check it out.

Thanks Jeff and Ryan. Someone else had suggested Bronchick as well. I'll definitely check those two books out. The support here is great for sure. I've asked only four questions so far, and have gotten at least 20 answers. I look forward to giving back too someday. :mrgreen:

Josh, wholesaling is NOT rocket-science.

#1 - Build Cash Buyers List
#2 - Market for Motivated Sellers / Good Deals
#3 - Connect the Cash Buyer with the Deal.

Does that sound difficult to you? Do you need a $5000 bootcamp to understand that?

Q: But what about title seasoning?!
A: If your reselling to Cash Buyers, there is NO title seasoning.

Q: What if no one will buy the deal?!

A: Then either your Cash Buyers are wanna-be's or you didnt get the property at a good price. IF you cant afford to buy it, then you have to look like a sleaze-ball and back out. In reality you should only need days to contact your cash buyers and get them into the property, so most sellers wont go too crazy if you back out in less than 7 days.
