I am running about 60 -75 or less per deal closed, mainly due to my super targeted mailings.
My leads are more targeted. I do not mass direct mail but instead my mailings are more direct and in smaller numbers.
For instance I will target code violation offenders only after they have had a lien put on their property. These homeowners have been given warnings (code violations) due to overgrowth, painting, debris in yard etc. and they have failed to correct the issues (mainly due to money issues involved with correcting the issue) and now are having a city code lien put on the property. Most of these properties are what I call pre,pre probates and pre,pre foreclosures where the owners are seriously motivated.
Another good example is when targeting absentee owners I will target my list down to a very small number.
For example I will pull my absentee list (mailings) from search requirements like below
1) own property outright
2) Lives in a certain zip code farm area
3) Has tax or just market value below 100k
4) Has had delinquent tax bills
5) Has had a credit late payment within 6 months
7) Lives out of state
8) owned property over 5 years
I have some others but this will give me about 30 properties per farm area. I then send a three prong direct mail advertising campain and will resend these to the owners every 2 weeks until they call me to sell or call me to stop sending them material.
Other words I will send 500 super target customers advertisements 10 times instead of a 5000 list just once
If your at 200 then it sounds like mass direct mail advertising, newspaper and internet,- Is this what you are doing?
