Assignment... I dont get it

I get the double closing. What I dont get is the assignment, how exactly does it work? From what I understand I have the seller sign a purchase agreement with an assignable clause. However what I am confused on is the purchase agreement that I have the end buyer to sign, is it the same one I used for the seller?

Yes. Your end buyer should and will request a copy of your p&s with the seller.
