As long as you understand wholesaling I think a course on "virtual wholesaling" is a waste of time.
I think the idea is good, provided you had buyers in the area you are working. The only thing that would seem difficult to me (maybe I'm over thinking it) would be finding a truly great deal in an area that you are working online.
I know you can wholesale REO's and other homes on the MLS but the best wholesale deals (at least in my area) are the "hidden" deals that are not advertised, such as distressed houses that most people drive by and look at as an eye sore rather then $$$.
I guess if you can negotiate a good enough discount from a deal on the MLS or maybe Craigslist or other online source, you could wholesale it.
Just my opinion.

From what I understand, the way he finds good deals is to do very targeted direct mailing. I'm about to try it for Columbus, OH, and I'll update you when I figure out my response rate.
I'm not saying you can't sell a home without a buyer in place beforehand, people do it all the time. I just don't think it is the best way to go about it as your credibility can be diminished if you can't close on deals. That being said, do the marketing but also spend time building your buyers list (if you haven't done that already). Marketing programs don't happen overnight so getting started now is a good idea.
There are great threads on here that will help you with idea's on building a buyers list. Welcome to BP.

Has anyone on this forum closed a virtual wholesale deal before?
I already have a few interested buyers, but Cris Chico's system has you marketing for buyers at the same time as you're marketing for houses. So it should build up fairly quickly.
