Can you only get smaller homes under contract say under 100,000 for 10 dollars or can 10 dollars can get you under contract for larger amount homes or properties. I would amagine you cant get a million dollar commercial property for a 50 dollar earnest money deposit. Are their other ways you could get a more expensive property under contract with limited money or start with small deals first.

You might want to be a bit more patient before you start pestering after not getting an answer within 44 minutes.

Not to be harsh, but if you don't know what you're doing yet, why are you considering million dollar properties?

But I think the answer to your question would be my favorite answer ever: It depends.

The previous posts nailed it... "everything is negotiable"...

But if you don't ask you will never know. I have locked up deals ($100K range for a dollar) and much larger deals for under $1,000. All I had to do was ask.

You need a buck for an option to be enforceable in California.

You don't need any earnest money at all for a contract to be enforceable in California because your giving a promise for a promise and that is valid.
