To answer your questions about the process I explained, yes, it does address potential creditors and yes, it eliminates the need to probate.
The big difference between probate and an affidavit of heirship is the public announcement of probate vs. the private affidavit process. With an affidavit, there is no formal announcement to creditors - unless they've got a lien on the property or the heir discloses a debt owed, it likely won't get paid. Keep in mind, the title company still provides a title policy, so if there are any liens on the property, they will be paid at closing. I've closed over 100 properties with an affidavit of heirship (all of them at title companies) and to my knowledge, not one time has a debt not been paid. If one does come up, the liablility will fall on the title company as they provided a title policy on the property and their attorney approved the affidavit. Hope this clears up any confusion.
