Hello! BiggerPockets one of the reasons I am where I am now. If you are open to sharing a little advise with me, I would be very grateful.

I have a boarded up 2/1, approx 1000sq ft, fully paid for house that the county wants to knock down, and has 2 years of back taxes on the prop. They want to sell now. The comps are 17k-32k. The land value is $25k. Well, I am hoping you can help. I will be making an offer in the next day or so. Hope that you are having a great day!

The comps have a value below the land value? Did I really read that in the OP? Because that doesn't sound right to me ...
