I searched around a while and found a used Bosch Brute 60 LB electric jackhammer. I used to use a sledge and pick. WOW I should have got it years ago. If your not going to use it much you should be able to rent the saw or hammer. If you buy and sell a used tool at the right price you can use it for free.

Useless info: the smell is from an added chemical usually mercaptan because it is very easily detectable by smell in very small amounts.

My opinion is that most mold issues are greatly overcomplicated. I am not a qualified expert in the matter but a 50/50 bleach solution will KILL most mold and adequate ventilation to keep things dry will keep it from coming back. If you need warranties and guarantees it will be expensive.

Land of the Free! (pay no attention to the man behind the curtain) Just one more thing you can't do. Like Eddie Ziv said inside and at reasonable hours, and when the odds are calculated it may be better to seek forgiveness (if needed) than permission.

I don't have an answer for you but I'm curious of the answer to your question. I think the deficiency issue will vary from state to state, lender to lender, and based on whats negotiated.

Thermo couple. I replaced the one on my H2O heater and the furnace in the last two years easy and cheap to fix if you do it yourself. If you call a plumber or HVAC guy watch out for your wallet.

I am not an expert yet, but I believe some banks are lowering their starting bid at auctions below what was owed on the property. Sometimes they will lower the opening bid shortly before the auction. If they do you should be at the auction. If they don't and it ends up with a Realtor on the MLS it may go quickly, or have multiple bids if it is priced right. Good luck!

Thanks for the input. Is it worth it to travel to other cities if I'm just starting out. I've been a spectator of the So. Cal. market for years and am familiar with quite a few neighborhoods. If I went to Ohio or almost any other state to avoid competition I'd have very little clue what I was be looking at. I know how to check comps and look at what local rents are but I'm a little wary being new to this.

I'm new to real estate investing. I live in Los Angeles where prices are still kinda high. I have some money saved and very good credit. I own my home with about 20% equity. I have a fare amount of time to invest in this venture, but am unsure if I should be looking to flip REO's? Buy a rental, possibly a mobile home? I would like to do some deals in Las Vegas eventually, but I don't want to spend too much time away from the family. What have others done to get the $ started in the Los Angeles market?
