In my own words...
For the past 3 years I've been running a full-service real estate investment company in Kansas City. We did everything involved in a residential investment deal. This meant we handled: finding properties, rehabbing, selling/renting, procuring the right management company, and even hooking the investor up with the best lender. Our focus was on single family homes in decent to high end neighborhoods. We started off with all of our own properties but over the past couple years we branched out to work with other investors. They provided the cash and credit while we provided everything else. We have successfully rehabbed and flipped/rented over 50 properties in the past 3 years. Real estate has been a fantastatic experience and has taught me more than I thought possible.
I'm excited to start another chapter in my quest for knowledge. Today I'm focusing on two different but similar areas.
1) Property Management for apartment complexes
2) A unique insurance product specifically designed for rehabbing investors
We started the residential real estate business with the idea of eventually getting into the commercial or apartment side of investing. I've been put in a very good position to learn how to manage apartment complexes which gives me a unique perspective once we starte purchasing our own apartments.
Being a rehabber for the past several years I've learned that not all insurance is the same. Newer rehabbers don't always understand the different aspects that rehabbing plays in insurance. Many providers have stipulations and exemptions when it comes to rehabbing. That's why I'm excited about our unique product specically designed for people like me, rehabbers.
Real Estate Experience
We have successfully rehabbed & flipped or rented over 50 single family homes. However, our renovation crew has completed over 100 whole home remodels. We opened our system up to other investors because we are finding more deals than we have the financial capacity to purchase ourselves. We figured why not help someone else make a lot of money while we make a little. This way we don't have to completely pass up on any deals.
Real Estate Goals
I have had about as much single family investing as I care to so I'm moving on to the next step - apartments.
It's obviously a very big jump from a $100,000 flip to a $10,000,000 apartment complex. That's why I'm currently mentoring under someone that has been in the apartment management business for 30+ years. I'm learning everything there is to know about the management of apartments while making great contacts for when I'm ready to purchase my own. I'm planning on purchasing my first complex in the next 5 years or so and growing from there. I think having experience in the management aspect and growing the management company will have a very positive impact on my ability to invest in apartments myself.
Currently Seeking
I'm currently in charge of expanding the apartment management company and am looking for owners of apartments that may have a need for a reliable management company. I'm focusing mainly on the mid-west at this time in order to maximize efficiency. The Kansas City area and surrounding states (Missouri, Kansas, Oklahoma, Nebraska, Arkansas, etc) are great for the time being. However, if all goes as planned, we'll be expanding across the country in the not too distant future. No matter where you are I'l love to talk about what you are doing and how we may be able to help.
