Any investors in the Houston area that buy multifamily in the 400 - 500K range?  I would love to get a feel for average numbers in Houston and surrounding areas like cap rate, vacancy rates, expenses as a percentage of gross revenue etc.  Any data points to educate myself would be greatly appreciated!
