@Leonardo Contreras A good way to start your investment journey. First question do you live in Fresno now? If not you'll need to really study the market. The purchase price will be lower than other CA markets. If you can move to a lower tax and regulation state? With any flip you'll need to get the area right, where are people moving, are there jobs, or walkable areas where people want to live? Buy in the path of progress. There are a lot of new developments and farmland being sold off to developers. What is going to make your flip more appealing than a new build 5 miles away? Can you live in a construction zone and cover the updates and mortgage without roommates or will they be okay with no kitchen or bathroom? Lastly calculate the exit plan. The good thing about a live-in flip is that you can stay if you want.

Absolutely! Its one of the least expensive ways to start out due to loan rates and the down payment for owner occupied properties. Best things to look for would be a duplex or a single family home that is able to be appraised (so it can use an FHA or conventional loan) but that needs some serious love. There are some good options out here in Fresno. DM me if I can help with anything else @Leonardo Contreras , good luck!
