Most lenders I know have a minimum of $100,000 because of the realities and expenses involved. For a $75.000 property Fix & Flip a lender would likely lend 65% of either the purchase price or the value of the property, whichever is lower. Yeah, I know that sucks. Well, they are lenders, they want to make money. You would be better off doing a direct sale/loan with the current owner. Then get a small loan from a Credit Union.

    Hi @Ross Saldanha
A bit more info is needed. It is possible depending on the rehab budget, the ARV, how many rehabs you've done in the past 3 years and the location.
Feel free to put the info here on the forum, or happy to chat offline.

    Best,

    Scott

Hi Ross — a fix-and-flip loan on a $75K property can be tough because many hard money lenders have $100K loan minimums, so the purchase price, rehab budget, and ARV have to add up to a loan amount that clears their floor. Your prior rehab experience helps, and lenders will also ask how the ITIN piece is documented and what your exit is — sale or refinance. I am Marc with Royal Partners — if you want, DM me the purchase price, rehab estimate, and expected ARV and I will tell you honestly whether it pencils for the lenders I work with.
