I decided to make the jump and purchased my first rental unit this year after much planning, saving, and self-education. It is a 3-unit multi-family residence in Topeka. I have renovated and filled 2 of the three units and am renovating the 3rd unit now. All of the numbers looked good and it has turned out well for cash-flow and value-add purposes. I even backed off of handing this property off to a local property management company because it has gone so smoothly. While I still am attracted to doing my first flip, I am largely hoping to move on to identifying my 2nd multi-family property before 2020 ends. I am open to JV, private funding, pocket listings, off-market opportunities, and learning from you fine Bigger Pockets folks!
