I’m Amy Cate, Principal Broker and owner of The Cate Group Realty & Property Management LLC, serving East Tennessee. I specialize in working with real estate investors who want to build, grow, and manage rental-property portfolios. With 15 years of real estate experience and hands-on experience in property management, I look at investment properties differently than a traditional residential agent. My goal isn’t simply to help an investor purchase a property—it’s to help determine whether the property makes sense as a long-term investment. I especially enjoy working with buy-and-hold investors, including out-of-state investors who need a knowledgeable and dependable local team in East Tennessee. I work with both new and experienced investors interested in single-family rentals, duplexes, small multifamily properties, and value-add opportunities. I help investors consider realistic market rents, location and tenant demand, property condition, potential improvements, management requirements, operating expenses, and the property’s long-term potential.
