I purchased a home in TN to live in, and after a year decided to upgrade but chose to keep the current home as my first rental. Several years later, I decided I should add a few more properties to my rental portfolio. I landed with 4 PUDs in TN, and when I moved back to MN, I kept the properties and continued to manage them. It's been a good experience for the most part because I am well connected with vendors, realtors and investors in the area. The most challenging part for me was finding someone who was consistent and on-task who could market and screen acceptable tenants for me. I am now closing on the sale of one property, and am working on a deal with a builder to loan him (Private Money Lending) cash for another project he's building.
