Several rentals were distressed real estate purchases (fix and flips, foreclosures & auctions, etc.) which required significant rehab. *Asset management, proactive risk management on all properties and identifying any & all ways to increase equity and cash flow. *Bookkeeping, receipts management, invoice management, cash flow management, financial statements preparation (income statements, P/L statements, etc.) and tax document preparation to hand off to accountants. *Third party property management and operations. Property Managers handle on-site property maintenance, rent collection and other miscellaneous tenant issues. *Negotiated directly with Realtors, Selling Agents and Private Owners (FSBOs), Private Investors & Wholesalers on multiple creative financing deals. *Conducted financial analysis of all properties acquired: cash flow analysis, expenses analysis, cap rate, future equity appreciation, etc.
