I am a part time real estate investor/property manager. In 2015 my business partner and I bought our first investment. Paid $5000 for a 3 unit. Spent minimal capital adding curb appeal, and addressing a few plumbing issues. Rented the building out for 9 months and sold it for $25000. We used that money to help fund a flip we bought from foreclosure. Paid $85000 spent 30k on the rehab and sold for $155,000. My partner and I background is not flipping houses mind you. We learned everything from friends and YouTube. The first flip was our attempt to make sure that everything we learned on bigger pockets and experienced thus far was true. Well we made out okay on the first flip but we were unhappy when we closed. Giving up an asset hurt. Being taxed on the income I just spent the last 4 months slaving for, hurt. After that we decided we liked buy and hold it even better BRRRR. We bought a 6 unit building off market in cash shortly after this. The apartment was 50% vacant. Also the building (10,000sqft) had 1200 sqft of unfinished open space. We split this space in half and added a 7th apartment. Just recently had the building reappraised and refinanced and was able to pull out most of the money. I’d say our first BRRRR was a success. We are on the repeat phase and have 2 duplexes under contract set to close in the next few weeks. Can’t say enough how BiggerPockets gave me the balls I needed to do this. My advice — Make friends. Create relationships. Meet people. Find a mentor. You can learn so much from others. In real estate I’ve noticed, not like this In many other avenues, people want to help other people succeed. They give free advice out all day. I surround myself with successful people who enjoy running there mouths all day. I listen with both ears and hardly speak. I like real estate because I can understand it. I love money, I love numbers, I love analyzing properties. I tell my friends all the time “there is nothing exciting about opening a portfolio and looking at everything you own, but it’s an unreal feeling driving up to a tangible asset that you own.” Same thing, two different feelings.
