Hi! My name is Anya. I have been in real estate for quite a while now. I used to invest in Orange and San Diego Counties, California, since 2005, mostly in the beach properties. My strategy was to buy in great beach locations in need of renovation, fix, and vacation rent properties. This model no longer works in Southern California for many reasons and I have found myself investing in overseas markets. I have one property in Poland and six properties in Lviv, Western Ukraine. I am also developing an agency that is helping US investors enter into this market. Myself, as well as other investors, invest in Lviv for many reasons: First, I know this market very well. I was born and raised here, so I speak the language and I have all the advantages that local investors have. I have a full crew to fix properties and I have extensive real estate and building knowledge and connections. Second, Lviv is a newly discovered city and has been growing like mad since 2014 in it’s popularity and real estate appreciation (after the Ukrainian Maydan 2013-2014 - watch “The Winter On Fire” on Netflix to know more). Third, I see many foreign investors coming in and dropping significant money into this real estate market recently. We have some 2,5 million tourists visiting Lviv each year and this number has been growing consistently. New flights are being added. Many compare Lviv to a smaller Paris or Prague, still unfamiliar to the majority of the tourists! There are huge positive changes coming here in the very near future. The Ukrainian government is legalizing casino and gambling industry and there are many interesting developments in progress pertaining to real estate for this industry and in general. The movie industry is discovering Lviv as well. We had a couple of movies made in Lviv last summer. Tom Cruise has visited Lviv and has announced filming a new movie here soon.
