My name is Armando Marrufo, and I’m a real estate investor focused on building a long-term portfolio that balances reliable cash flow with steady appreciation. While I’m relatively new to investing, I take a disciplined, numbers-driven approach and underwrite conservatively, prioritizing downside protection first. My current focus is on single-family homes and small multifamily properties in stable, working-class neighborhoods where demand is consistent and long-term ownership makes sense. I look for properties that can cash flow responsibly from day one, while also benefiting from gradual appreciation through proper management, improvements, and time in the market. I’m not chasing speculative appreciation or “home run” deals. My goal is to acquire solid assets, operate them well, and allow cash flow, equity growth, and market forces to compound over time. As the portfolio grows, I plan to scale into larger multifamily assets while maintaining the same conservative fundamentals. I value straightforward communication, clean transactions, and realistic expectations.
