Single Point of Truth. Owned a SFH rental for 12yrs. (No idea what I was doing) Looking for the next level of investments (Still no idea of what I am doing) I was extremely interested in real estate at a young age (16). By the time I was 18, I could determine the market value and swing on SFH in my local city. At this point I was ready to invest, but with my minimum work history, wage scale, and personal cash, I was unable to obtain financing by either hard money lenders or banks. <insert years of failed attempts, building credit, saving money, and typical life detours> Finally at age 21, (beginning of the crash) I was buying my first "starter home". After living in the small 840sqft home for a year, (We) moved out and began renting. As I paid rent to my landlord, my tenants paid rent to me. (Short term idea=use tenants rent to pay my new rent while taking advantage of a bigger home with shop, and establishing rental income) Unfortunately my better half had ideas of picket fences with white paint, children and dogs. So instead of saving, prepping and purchasing more investment properties, we chose college, careerbuilding, and the home we live in now. (Fill in time gap with drama, friends, good times, bad times, pregnancy, pregnacy again, ect) 12yrs its been since starting the realestate journey, although we took some different paths along the way, we are here to start again. We just sold our original SFH rental, and have been on the look for a new Multi-unit dwelling(s) and other realestate investments. Personal: Born: 1985 Met my wife in 2001. Graduated in 2003. Rented first apartment 2004. Bought brand new car 2004. (advised in order to accelerate credit score) Began career in Electrical field 2007. Purchased home 2007. Wife began college coarses 2007. Rented home out 2008 Focused on career and school 2008-2011 Married my high school sweetie in 2011. Wife pregnant=Baby preperations 2012. First son born 2013. Bought family home 2015. Refinance Rental 2016. Second son born 2017. I think they skipped this year 2018. Sold rental home 2019.............
