I work full time and have been dabbling in real estate for about 5 years now. I started with money from an inheritance. I did a small flip as my first step and was successful, however I thought it was easy and bought a bigger place which has a lot more damage and I knew to look for and that the home inspector missed. By the time I finished that house there is no way I could sell the house without taking a huge loss and my wife cutting me off!! So I started renting and quickly realized in the long run I would be better off renting. I then kept having people wanting to rent from me. I bought 5 more houses in about 3 years. I was paying too much and over improving, I was not looking at all of the numbers correctly and too proud to ask for help. Before long I had 6 houses and a 3 unit commercial building, swimming in debt and being too soft hearted was a horrible landlord letting everyone walk all over me! I recently started to work with Property Manager and this is a huge relief. Reducing my stress and anxiety a ton. The money that he will be saving me in enforcing late fees, holding people accountable with security deposits and speed of filling vacancies will far out weigh what I am paying. I also consider the fees Anti-Divorce Insurance. My wife was about ready to kick me to the curb!! Anyway now trying to build a proper team of partners as I should have done in the first place and reading and studying a lot more. Trying to learn all of the formulas and ratios to use to properly look at deals and not over pay. Looking forward to learning more and meeting some good people to work with so we can both move forward!!
