Retired, 30% disabled veteran. Purchased 2 homes, rehabbed and sold in 2000/2001, deployed for 9-11. Real estate appraiser in this area for 6 years. Retired and recently started to purchase, rehab, and flip. Equal partners with 3 others (I found the property, did a market analysis to know the sales price it should sell for in 3 months (after rehab). Have broker who has CONSIDERABLE experience with purchasing and flipping and/or renting homes in the past and has a HUD NAID# for HUD purchases. Most homes I've found are not HUD. Have reliable closing company. I have found several great purchase and flip and purchase and rent properties in the local area. Rental market is VERY strong also. Need investment money. I do not find properties unless there is a 20+% minimum cash-on-cash return for investors. All investors will have their investment secured by a deed and a separate LLC for each purchase. Currently need $45K to purchase and rehab a 3/2, 1850SF home that should be at least a 40% cash-on-cash return within 6 months.
