I live in the Seattle area and have acted as landlord and investor. I’ve done house-hacking and turn-key out-of-state holds and now focus on holding out-of-state small multifamily rentals. I researched a ton about being a landlord, mostly from BP! Brandon's guide to landlording was key in helping me prepare for all contingencies. I'm passionate about wealth-building for financial independence and have tried various other methods before with some success and failures, but I’m now tuned in to real estate. Experience: Purchased condo as first primary residence in 2009, then purchased a SFH in 2013 at an even better interest rate as an upgrade and rented out the condo. Then purchased a turnkey single family rental in Memphis during 2016. Started househacking my primary residence in 2017, which paid my mortgage and utility bills until I converted it back for my own family’s use in 2021. In 2020 I used the equity in my primary residence to open a HELOC and used it to pay cash for a property in San Antonio, TX zoned for R-4 with a duplex already on it and room to build another one when the time’s right. In 2021 I sold my Memphis SFH and did 1031-Exchange to purchase a modern 4-plex in San Antonio. Also inherited a SFH in the Dallas-Fort Worth area from a deceased relative that I’m converting into a rental. Real Estate Goals: Expand long-term holdings in diversified markets for cash flow and equity to have as alternative to a W2 job by purchasing a property every year or two.
