I have been investing in real estate since 2013. My wife and I use a cash only system. All of the properties we have invested in were "semi-distressed" when we purchased them and we do all of the fixing up ourselves. We always shoot for a 40% annual return on our investment (plus the initial equity capture) and so far we have always hit this goal. In the past few years we have become very familiar with the ins-and-outs of working with Section-8/HUD.
