I’m a new return investor. I did the “guru” route 2009-2010. Did my first flip in 2011 and lost everything. Fast forward to this year, used my HELOC to partner up with two friends. Two of us put up the money for the purchase. The third did the renovation and we’re back on the market. I joined Bigger Pockets a couple of weeks ago, went Pro immediately and can’t wait to get my finances back in order.
