I’m Dustin Cole, owner of Southern Specialty Properties LLC and a seasoned real estate entrepreneur with over a decade of experience flipping and managing properties across the country. Since 2010, I’ve successfully completed hundreds of deals, building a reputation for executing high-margin acquisitions, managing renovations efficiently, and delivering strong, consistent returns. I specialize in turnkey residential acquisitions, value-add renovations, and portfolio growth strategies. My team and I handle the full spectrum of operations — from deal sourcing and underwriting to project management and disposition — allowing our partners to invest confidently and share in profitable outcomes. Currently, I am actively seeking motivated JV partners for 50/50 partnerships on properties already under contract across the U.S. I handle the deals, the execution, and the logistics — my partners contribute capital and share equally in the profits.
