After reading RDPD, meeting people of the same mindset and playing lots of CASHFLOW, I purchased my first home in June of 2010. It was a duplex, purchased with 3.5% down FHA financing and house hacked, before such a term existed. Then I lost my job in August and went unemployed through March of 2013. During this time I was able to survive on unemployment, keep the house (thank goodness for renters), put $200/mo into savings and retrain into the IT Industry. Despite this financial setback, I was sold on the power of real estate! In 2015 my wife and I purchased a SFH and the duplex became a full rental. In 2018 we purchase another SFH and turned the first SFH into a rental. This was going to be our strategy: buy, stay for a few years, turn it into a rental and repeat (Nomad in today's slang). Then COVID happened, and it reminded me just how fragile a job can be. Working in tech, I actually had a record year with businesses going remote, but it reminded me that I'm spending 40 hours/week building someone else's business, rather than my own. So, in the utter chaos that was 2020, I started researching ways to speed up the velocity of building our portfolio and came back to the BiggerPockets community. My wife and I are currently living in Denver, CO but, with the tax free proceeds of selling the 2015 SFH, just purchased 2 SFHs in Austin, TX! We plan to split our time between the 2 states and test out the mid-term rental market to both expand our lifestyle while reducing living expenses at the same time. We are buy-and-hold investors and are looking to build relationships with agents, wholesalers, lenders, property managers and, most of all, contractors!
