I got into the real estate world in 2008. Became a Realtor in NH Spring 2009, bought my first home, as my first transaction, a townhouse we updated (house hack) and rented out until I sold it fall of 2017 (1031 and bought a duplex in Brewer ME with a bonus double lot, updated units and raised rents 25%). It wasn't until early 2015 that I decided the buy and hold strategy was what I really wanted to grow and bought a duplex in Portland, ME (live in fix and doubled the rents). Moved to Ellsworth Maine in 2017 and decided that the rentals needed to be 30 min from home base. Sold Portland duplex in the fall of 2019 and used the profits to finish a major rehab in downtown Ellsworth (converted a very old house to a high end duplex ARV 4.5 x purchase price). The fall of 2018 decided to put the self directed IRA to work. Fixed up a house that had burned and now rent out. Spring 2020 closed on 4 homes that were already rented from a investor that was looking to retire. Those are owner financed deals, slowly updating the homes while current tenants live in them. Most likely will do more deals in the future with that investor, fair deal for both sides. Current Total- 9 rented doors Goal- 50+ doors next 10 years
