Just over a year ago (Apr, 2018), my wife and I were on the traditional life path of W-2 wages, living in our SFR in the NYC suburbs, paying down debt, climbing that corporate ladder, saving 10% for retirement... One day on a 3 hour drive up to Boston I decided to listen to a podcast instead of NPR and meaningless audiobooks. I came across BiggerPockets and decided I needed to investigate further... Fast-forward to today and I have two great tenants living in my SFR, I've taken out a HELOC which I am currently using to fund renovations on a duplex that we've purchased. This property needs a lot of help, so we are in the thick of it locally. I hope to refinance out of the property and move onto the next multi-unit househack here in Westchester, NY (shooting for early Spring 2020). Once we move out, we are looking at a healthy cashflow on this duplex. To diversify my income, I have also rolled over a former 401k into a self-directed IRA. With those funds, I am part of a syndication on a new Duplex build in Houston. Additionally, I am actively looking to use a portion of my HELOC to invest in Memphis whether that is through SFR or small apartment buildings using the BRRRR method that has caught the community by storm.
