Garrett Phelan

I grew up around this business. My family has owned and operated rentals for more than 40 years. I am also building Novarif™, a portfolio decision platform for rental investors. My own background is business and finance: accounting undergrad, MBA from Arizona State, and several years as a financial advisor at Merrill Lynch, where rentals came into the picture as part of a client's cash flow, net worth, and risk. I own and operate rentals, and I run every hold, refinance, or sell decision through the whole portfolio, not one property at a time. Sometimes that means holding, sometimes refinancing, sometimes selling, even when a property looks fine on its own. The point is the decision comes from the math and the long-term goal, not a rule about what you're supposed to do. Most of my time goes to portfolio level decisions and what each move does to the bigger picture.
