Offering Some Seller Financing 3. Highly leveraged 10% down payment (or less) 4. Some value-play opportunity for forced appreciation 5. Must be positively cash flowing on purchase 6. In an "emerging market" and a desirable commercial location (near public transport, shopping, major highways)
