Experience: When I was 16, I flipped a house with my dad. We did a down-to-the-bones rehab on a 120 year old house; wiring, plumbing, drywall, subfloors, siding, jacked up the floors, and even replaced a few studs, floor joists, and foundation blocks. We should have torn it down, but it was a great learning experience for me and he actually made some money on the deal. I also hound-dogged a deal and worked through the negotiations for a duplex purchase on my dad's behalf around 8 years ago. The seller was out of state and had appointed a friend to negotiate on his behalf. It was a nightmare. The guy I had to deal with was a jerk. He kept bluffing, but I could hear the seller on the line from across the room telling him, "Just sell it! I need to get rid of it!" I stuck to my guns and he got a great deal. It was a miserable experience, but once again I learned something valuable from it. My wife and I are working on our first "official" deal. We are buying the aforementioned duplex and the single family house next door from my parents. Real Estate Goals: Our next goal, once our initial deal is finalized, is to move into the duplex for a year or two while saving for the down payment on a fourplex and moving into one of those units for a year. I would like to repeat this process with owner-occupied financing, while also buying small apartment buildings of 5+ units with non-recourse financing. I would eventually like to build a mid-sized portfolio of multi-family & commercial real estate that would allow me the time and passive income to travel. I would also like to be able to help fund some missions work around the world. Currently Seeking: I am looking to learn more about the ins and outs of investing, from finding deals to creative financing and mitigating tax burdens.
