In 2012, I was thrust into real estate investing by choosing to rent out my SFR (primary residence) instead of selling the property when my job took me out-state. While out-of-state, I engaged in the house hacking investment strategy (not realizing this was a "thing" at the time) when I purchased an additional primary residence (SFR) and rented out my basement bedroom to trusted friends for some extra cash. Four years later, I transferred back home. In 2019, I created my own LLC, at the suggestion of my real estate agent, while purchasing my first duplex investment property. Coincidentally, a friend of mine had just purchased his investment property (duplex) and turned me on to BP. It hasn't been until after owning two investment properties (SFR/duplex) that I have started to formally learn about real estate investing. For all intents and purposes, I consider myself a "newbie" in real estate investing mixed with some "life experience". After listening to hours of BP podcasts, I had a "vision" and have set a goal to cash flow $15k/mo in passive income by the time I retire from my full time job in 12 years. The path that I see is to acquire additional multi-family units (4+) and trade up to larger units once I have the equity.
