I track clerk foreclosure filings, tax-deed calendars and delinquent-tax rolls across 15 Florida counties - Hillsborough, Pinellas, Orange, Polk, Broward, Miami-Dade, Duval and others, and score which properties are actually worth a call. I backtested it against 767 resolved foreclosures: the top-ranked quartile resolves before the auction 73% of the time, the bottom 29%. Also found the "motivated absentee owner" assumption runs backwards. Happy to help anyone trying to pull clean foreclosure data from a county, it's more painful than it should be.
